Can I sell my house without an Estate Agent?

Yes.

There is no legal requirement for an Estate Agent to sell your house, it has been highly publicised that Estate Agents do very little for their money anyway (see sellers advice)

When you accept a buyer’s offer on your house, all you have to do is inform your solicitor who will take the necessary details from you, and then it is all down to them to do the legal work.

How do I value my property?

There are a number of different sites that can assist you in valuing your property. If you look at your links page there are a few that you can choose from. But if you have had an Estate Agent out to value your house then you are already half way there.

It is your decision to market your house at what price you think it is worth. You know your house better than any Estate Agent.

What shall I do if I am already with an Estate Agent?

This is an area that there is a lot of confusion over. If you have you house on with an Estate Agent and you have signed a sole Agency agreement then it should not apply to you, but we advise that you read the small print as most Estate Agents will try to get you to sign unfair contracts.

What Yorkshire Property Services advises you to do is speak to you Agent and tell them what you are thinking of doing. They will not only try to convince you to stay with them but it might even spur them on to selling your house quicker.

Ultimately it is your decision whether to end the contract with them and sell your home yourself, saving you thousands of pounds in the process.

Should I tell my Estate Agent?

We advise you to tell your agent of your intention; this will stop any confusion or misunderstanding in the future. If you tell them your intentions then they will most certainly market your property hard to introduce the final buyer so they get their commission.

How do I change my details?

You will have your own unique login and password giving you full access to your account 24 hours a day 7 days a week. Unlike Estate Agents who close at the end of the day.

How long will my advert be on the website for?

Simple, till your house is sold or you decide that you no longer want to move. The £49.00 pays for the administration and setup costs of advertising on our site, support and continued advertising incurs no further costs.

You will need to keep us informed if you sell or withdraw your property. We regularly check over the listings on the site and if we believe that the property is no longer for sale then we reserve the right to discontinue the advertising.

Are my personal details safe?

Yes, your personal details are safe. Yorkshire Property Services takes security very serious, not even your email address will be given out. Once you have agreed a price on your property with a buyer, then exchanging details will be necessary.

How safe are the viewings?

Yorkshire Property Services provide a form suggesting questions about the potential purchaser (see appointment sheet). There are many different questions that you can ask. Estate Agents themselves ask very few questions about potential buyers and do not verify their details.

How and when do I pay?

Once you have put together you details and you are happy with them to be uploaded, you can then proceed to pay £49.00 for your advert to go on the site. Don’t forget that you can change the details at any time you want, you have complete control.

Yes. if you are thinking of advertising your home and your property has 3 bedrooms or more then you will need a Home Information Pack.
